- Establish the amount of the Client’s construction/tenant improvement allowance
- Prepare cost estimate of Client’s Pricing Plan
- Instruct client to “Price as Alternate” all above standard improvements
- Value engineer the plan and specifications for efficiencies
- Establish the Project Schedule and Completion Date
- Bid the construction with four (4) qualified and competitive General Contractors, or bid the construction with four (4) subcontractors in each trade area
(i.e., carpet, sheetrock, paint, millwork, etc.)
- Spreadsheet bids and award Contract to the lowest bidder
- Supervise construction with weekly Client meetings for finish by the projected Completion Date
