| BUILD TO SUIT / DESIGN CONSTRUCT |

- Review with the Client the approximate cost of land and construction in the selected area and the associated rental costs
- Prepare a market study of all available land sites in Client’s geographical area which meet the determined criteria
- Negotiate a purchase contract for the selected land site that can be assigned to a selected developer
- Develop Architectural Construction Drawings for a prospective building on the land site
- If a Build to Suit, which will result in Client leasing the building, have the Construction Drawings bid by four (4) qualified developers and select the developer
with the lowest proposed rental rate for the building
- If a Design/Construct, secure financing for the building which will be owned by the Client and have the Construction Drawings bid by four (4) qualified general contractors. Select the general contractor with the lowest bid to construct the building
