ACQUISITIONS
- Determine Client’s requirements in regards to price, property type, and area
- Prepare a market study at all available properties in the selected area
- Tour all prospective properties with Client
- Draft Letter of Interest for the selected property and negotiate purchase of the
property for Client
DISPOSITIONS
- Prepare a market study of all available properties and comparable sales
for comparable properties in the area surrounding the property the Client wants
to sell or lease
- List the property for sale or for lease and promote the listing in the local
brokerage community
- Update the Client via regular reports on the status of the prospective sale or lease
of the property
- Respond to offers to purchase or lease the property and negotiate the sale or lease
of the property for Client
LEASEBACKS
- If the Client wants to sell a property but is agreeable to remaining in the property
as a Tenant for some period of time, a sale/leaseback strategy will provide the best
return on a sale
- Determine the appropriate lease term, rental rate, capitalization rate and sales price
for the property and then pursue the sale under the same guidelines as Dispositions above
